Reasons to Choose Steve Iltis as
Your Residential Designer
Over 35 Years
Experience
With over 35 years of experience, Steve Iltis has honed his listening skills to make sure that nothing is missed.
Looking at inspiration photos, listening to your ideas, and offering ideas is the first step in the process.
There’s a detailed process we go through to ensure that your home will be uniquely designed for you and your family.
Unmatched
Creativity
Understanding you and your family is crucial to the design process.
If you love to cook, we will make sure the kitchen is designed to your style of cooking. If you are a golfer, we will make sure there’s a space for your cart and clubs. If the kids play sports, we will make sure there’s a place to hang up their gear. If you are into sewing or crafts, we will make sure there’s a workspace and storage for supplies.
The spaces and ideas to consider is endless, and we will discuss them all.
Respecting Your Budget
Respecting your budget is something I take very seriously. Your home should reflect you and your family’s lifestyle and personalities, but everyone has a budget. Finding the balance between design and budget is crucial to the process.
We will work with you and your builder throughout the design process to make sure your home is in a price range that you are comfortable with.
Designing a home and hoping for the best is not a plan and could lead to disappointment in the end. We will do all we can to make your design and build process a success.
Works Well with Builders
Collaborating with your home builder is part of the process. Providing a plan that is unique to each client sometimes requires conversations before and during construction to make sure the concept is understood and executed properly.
We are always available to answer questions and provide solutions is needed.
“I get a lot of enjoyment out of working with people and understanding their dreams and the ideas that they have for their family in their custom home.“

Our Custom Home Design Process
We make the process of designing your custom home as easy as possible.
Step 1
Select Your Plan Designer & Home Builder
I would love to design your custom home. If you haven’t already selected a builder, I am happy to assist you in selecting someone that’s trustworthy and has experience in custom home construction.
Step 2
Establish Your Budget
Not all budgets are the same, but everybody has one.
You want a designer and builder team that understands and respects your budget.
We work together to craft a set of plans and specifications that incorporates your ideas and criteria that’s also in your budget.
Step 3
Design Criteria Meeting
In the design criteria meeting we start by getting to know each other. I can’t design a home for a stranger. Understanding you and your families’ interests is crucial to the design process. Your home should be a reflection of your lifestyle.
In the design criteria meeting we will look at any inspirational photos or sketches you might want to share, and discuss the number of bedrooms, bathrooms, living and dining spaces, and any extra rooms you might want.
We will discuss the kitchen, laundry room, and master bath in great detail. We will also discuss the exterior style and materials to be used on your home.
At the end of the meeting, we will discuss and determine a target square footage for your home.
Step 4
Plan Design in 3 Phases
The plan design portion is broken into three phases.
Phase I: The Preliminary Plans and Site Plan will visually illustrate the discussed ideas, room placements, and furniture arrangements for better spatial understanding, as well as the home’s placement on the property.
Phase II: The Interior Elevations and Electrical Plans, encompassing cabinet design and fixture placements like lights, plugs, and switches are developed. A “Phase II review meeting” is conducted to ensure that all previously discussed design items are integrated to the client’s satisfaction before advancing to the next stage.
Phase III: The Construction Drawings are developed with detailed dimensions, door and window sizes, construction notes, and foundation form plans.
Clients will have the opportunity to review the plans before the “final review” to ensure that all previously discussed design elements are included and that the plans meet their satisfaction.
